If you're comparing 3 marla house design options and also searching around the 1000 sq ft house plan range, this house plan sits right in between: a double storey layout with a mumty on top, delivering 1,000 sq. ft. of covered area on a compact 22.5 ft × 30 ft plot. All 3 bedrooms — one on the ground floor, two upstairs — come with their own attached bathroom, and the roof level adds a genuine store room and open terrace rather than just bare space around the water tank.

What makes this 3 marla house plan worth a closer look is how precisely it's dimensioned: a full lounge, kitchen and bedroom on the ground floor, two private bedrooms upstairs, and a mumty that actually earns its place with a proper store room, marked water tank space and a large open roof terrace. Whether you're comparing 3 marla house design pictures and 3D front elevations, browsing 1000 sq ft home plans or 1000 sq ft modern house plans for a narrow plot, or looking for the best layout for a 1000 sq ft house that keeps every bedroom private, this page covers the complete plan — the floor-by-floor layout and what's included.

This is a 3 marla house design — 22.5 ft × 30 ft plot, an exact 675 sq. ft. — with 1,000 sq. ft. of covered area across the ground and first floor, plus a mumty and open roof terrace on top. That puts it squarely in the 1000 to 1200 square feet house plan range. It has 3 bedrooms in total (1 on the ground floor, 2 on the first floor), every one with its own attached bathroom. The ground floor has a lounge, kitchen and a covered porch sized for two motorcycles; the first floor adds a front terrace; and the mumty contributes a store room, marked overhead water tank space and a large open roof deck — making this a genuinely modern 1000 sq ft-range house design for a small, narrow plot.

3 Marla House Design – Key Details at a Glance

At a glance: 1,000 sq. ft. covered area (ground + first floor) on a 22.5 ft × 30 ft (exactly 3 marla) plot, a double storey layout plus a mumty on the roof, 3 bedrooms all with attached bathrooms, a motorcycle porch instead of a car porch, and a mumty with its own store room, water tank space and open roof deck.

Ground Floor Layout – 1 Bedroom, Lounge, Kitchen & Motorcycle Porch

The ground floor of this 3 marla house plan holds 1 bedroom (13'-9½"×9'-0") with its own attached bathroom, a kitchen, a lounge, a covered porch built for two motorcycles, a front lawn and a rear passage — with the staircase to the first floor starting beside the porch.

The ground floor is designed as a complete entry-level living space on a narrow footprint. A single bedroom, 13'-9½"×9'-0", sits toward the rear of the plan with its own 7'-0"×5'-0" attached bathroom, keeping it away from the main entrance. A 12'-1"×9'-1½" lounge anchors the floor as the main sitting and dining area just inside the entrance, while a 6'-10"×9'-0" kitchen sits alongside it, positioned for easy access from both the lounge and the staircase.

Outside, an 8'-6"×8'-0" covered porch — sized for two motorcycles rather than a car — and a 5'-0"-wide front lawn give the house its street-facing approach, while a 5'-0"-wide rear passage runs along the back of the house for access and ventilation behind the bedroom and kitchen. The staircase to the first floor starts just beside the porch.

First Floor Layout – 2 Bedrooms & Front Terrace

The first floor of this double storey house design carries 2 bedrooms (12'-3"×9'-0" and 12'-1"×9'-1½", each with its own attached bathroom), plus a front terrace — reached by the staircase, which continues up to the mumty.

Upstairs, two bedrooms sit side by side, each with its own attached bathroom — a 4'-0"×9'-0" bath for each of the 12'-3"×9'-0" and 12'-1"×9'-1½" bedrooms. Unlike the ground floor, the first floor is kept purely for bedrooms — there's no lounge or kitchen up here, which keeps this level private and quiet.

A front terrace sits at the front of the floor, directly above the ground floor's porch and lawn — the glass-railed balcony visible on the front elevation — while a low roof section at the rear keeps part of the roofline lower and adds visual variation to the design. The staircase here connects both down to the ground floor and up to the mumty.

The Mumty & Roof – Store Room, Water Tank Space & Open Terrace

The mumty on top of this 3 marla house design houses an 8'-2"×12'-3" store room and marked space for an overhead water tank (O.H.W.T.) alongside the stairs, opening onto a large open roof terrace plus a smaller low terrace at the front.

A mumty is a small enclosed structure built on the roof of a house — typically housing the stair head so the staircase doesn't dead-end in the open air, and often doubling as extra storage. This house plan makes good use of that space: alongside the stairs, there's a genuine 8'-2"×12'-3" store room for household overflow, and a clearly marked space for the overhead water tank, so the roof layout is planned around it rather than the tank being an afterthought. A low terrace sits at the front of this level — the smallest of three stacked outdoor spaces on the front elevation, following the ground floor's porch and the first floor's terrace — while the rest of the roof is left open as a large terrace at the back, genuinely usable outdoor space at the very top of the house.

Frequently Asked Questions

How many square feet is a 3 Marla plot?

Using the standard 225 sq. ft. per Marla conversion, 3 Marla works out to exactly 675 sq. ft. This plan's actual plot dimensions, 22.5 ft × 30 ft, come out to exactly the same figure — an exact 3 Marla match, with no rounding needed.

Is this a 1000 sq ft house plan?

This house plan's covered area is 1,000 sq. ft. — close to but not exactly 1,000 sq. ft. It falls squarely within the 1000 to 1200 square feet range that many buyers search for, so if you're comparing 1000 sq ft house plans, this design is a very close match on a compact 3 Marla plot.

What is included in the 1,000 sq ft covered area?

The 1,000 sq. ft. covers the ground floor and first floor combined (roughly 550 sq. ft. each). The mumty — the store room, water tank space and roof terrace — sits on top of that as additional roof-level space and isn't included in the 1,000 sq. ft. figure.

Does this house plan fall in the 1000 to 1200 square feet range?

Yes. Its covered area is 1,000 sq. ft. — right in the middle of the 1000 to 1200 square feet range — spread across the ground and first floor, with the mumty and roof terrace counted separately as additional space on top.

Is this considered a small house plan (1000 sq ft)?

Yes. At 1,000 sq. ft. of covered area on a 3 Marla plot, this falls on the small end of house plans, built for buyers who want a complete 3-bedroom home without needing a larger plot.

What's the best layout for a 1000 sq ft house?

For a plot this size, keeping every bedroom private with its own attached bathroom — rather than sharing bathrooms to fit in extra rooms — is usually the layout that works best long-term. This plan does that with 1 bedroom on the ground floor and 2 on the first floor, keeps the ground floor's living spaces (lounge and kitchen) open and uncluttered, and uses the mumty for storage and roof access instead of leaving it as wasted space.

Is this one of the best 1000 sq ft house plans for a broader 3 marla plot?

This plan is built specifically for a broader 22.5 ft × 30 ft, 3 Marla plot — every room, from the motorcycle porch to the rear passage, is sized to fit that exact frontage rather than adapted from a wider layout. If you're comparing 1000 sq ft house plans for a similarly broader plot in Pakistan, the exact room-by-room dimensions on this page — rather than a generic layout — are what to look for. Generally front for a 3 marla plot is smaller and it can even start from 15 feet front but this is the case front of the house or front elevation will be 22.5 feet

Is this a modern 1000 sq ft house plan?

Yes. The front elevation uses a contemporary mix of exposed brick, grey stucco panels, dark slate-effect tiling and a glass-railed balcony — a modern look rather than a traditional or classical façade.

How many bedrooms and bathrooms does this 3 Marla house have?

It has 3 bedrooms in total — 1 on the ground floor and 2 on the first floor — and each one has its own attached bathroom, for 3 attached bathrooms overall. There's no separate powder room.

Does this 3 Marla house have parking for a car?

No — the covered porch is 8'-6"×8'-0", sized for two motorcycles rather than a car. On a 22.5 ft-wide, 3 Marla plot, most designs prioritise motorcycle parking and a usable porch over squeezing in car space.

What is a mumty, and why does this 3 marla house have one?

A mumty is a small enclosed room built on the roof of a house, most often housing the stair head so the staircase doesn't dead-end in the open air. This house plan's mumty also includes an 8'-2"×12'-3" store room and marked space for an overhead water tank, alongside a large open roof terrace.

Can I see this 3 marla house design in 3D?

Yes. A 3D front elevation is included with this house plan, shown at the top of this page, so you can see exactly how the finished front design will look before you build.

Are there pictures of this 3 marla house design?

Yes — the front elevation render and floor plan images for the ground floor, first floor and mumty are all shown on this page, so you can see the complete design before you buy.

What does the front design of this 3 marla house look like?

The front elevation is modern, combining exposed red brick, grey stucco panels and a dark slate-tiled section, with a glass-railed balcony on the first floor and a small mumty set back at the very top — a stepped, contemporary look rather than a flat single-level façade.

Where can I see more 3 marla house map design samples?

This page's “Explore More House Plans” section links to our other 3 and 2.5 Marla designs, and our full house plans library covers a wide range of sizes if you'd like to compare more samples before choosing.

Can the floor plan or elevation of this house be customised?

Yes. Our design team can adjust the room layout, the elevation style, or the mumty's size and features, for an additional customisation fee.

What do I get when I buy this house plan?

You receive the 2D house map for the ground floor, first floor and mumty/roof level, and the 3D front elevation. Working drawings, submission drawings, and construction services are available separately if you decide to build.

How much does this 3 Marla, 1000 sq ft-range house plan cost?

House plans at Ghar Plans are priced as a small, one-time cost rather than hiring a private architect; given this design's compact size, it sits toward the more affordable end of our pricing — you'll find the current price at the top of the page. Contact our team for customisation pricing or a full construction quote.
