Lahore has no shortage of housing societies — which is exactly the problem. Everyone has a favourite, everyone has a reason, and no two people ever seem to agree. So we tried settling it the same way we settled our features showdown: a straight knockout. Two societies go head-to-head, one wins, one's out, and the winner stays on to face the next name on the list. This will somewhat help you in finding the right housing society.
One rule before we start: this isn't about budget or plot size — we're setting those aside on purpose, because comparing a 5 Marla plot against a 1 Kanal plot on price alone isn't a fair fight. We'll get into budgets and sizes properly in another video. Here, the only question is: given the choice, which one would you rather live in — or put your money into?
As always, we ran this twice: once for someone building a house to actually live in, and once for someone buying purely to invest. The results split hard — and where they split tells you almost everything about how the two mindsets actually differ.
Ghar Banane Ke Liye — Best For Building a House
1. Park View Housing Society vs. Al Kabir Town → Al Kabir Town wins Al Kabir Town's earlier phases are already fully developed with families actually living there — a real head start for anyone who wants to move in, not just wait. Also, Park view housing society has serious threats of flood water purging into the society boundries.
2. Al Kabir Town vs. Khayaban-e-Amin → Al Kabir Town wins. Both are affordable on the same stretch of the city, but Khayaban-e-Amin is has serious issues with LDA. Al Kabir Town simply has more of itself already built.
3. Al Kabir Town vs. Architects Housing Society → Al Kabir Town wins. Architects Society has real pedigree (it's one of Lahore's older professional-class societies), but it's small. Al Kabir Town's larger, master-planned scale gives it more of everything — parks, mosque, gated blocks.
4. Al Kabir Town vs. Bahria Orchard → Al Kabir Town wins. Bahria Orchard is the more luxurious pick — golf course, high-rises, even a zoo — but that luxury has a price tag. For a self-described “ghareeb aadmi” building his own house, Al Kabir Town's affordability wins the argument.
5. Al Kabir Town vs. NESPAK Housing Society → NESPAK wins. NESPAK was originally built for the engineering consultancy's own employees, and it still carries that close-knit, everyone-knows-everyone calm. For actually settling down, that beats a still-growing developer scheme.
6. NESPAK vs. Wapda Town → NESPAK wins. Wapda Town is older and more built-up — which also means denser but commercial activity in residential area is a negative when you plan to build a house there.
7. NESPAK vs. LDA Avenue → NESPAK wins. LDA Avenue is a solid, government-backed scheme, but it doesn't carry NESPAK's institutional pedigree or its quiet, family-first reputation.
8. NESPAK vs. Johar Town → Johar Town wins. This is where sheer convenience takes over. Emporium Mall, the Expo Centre, restaurants, schools, hospitals — Johar Town has everything inside its own boundaries, and that's hard for even NESPAK's calm to outweigh.
9. Johar Town vs. Union Developers (All Housing Societies) → Union Developers wins. Johar Town is unbeatable for amenities, but it's also essentially full — plots are scarce and expensive. A fresher portfolio of newer schemes simply has more room for someone who's actually building from scratch.
10. Union Developers vs. HBFC → HBFC wins. HBFC is small, but it's a real, settled, fully-developed neighbourhood tucked right against DHA — that beats a broader portfolio of still-unproven newer schemes.
11. HBFC vs. Central Park → HBFC wins. Central Park is family-friendly and growing, but HBFC is already finished. A completed neighbourhood beats one still filling in its commercial areas.
12. HBFC vs. State Life Housing Society → HBFC wins. Both are compact employee-cooperative societies sitting right next to DHA. HBFC just edges ahead on reputation as the more sought-after of the two addresses. Now that Lake City holdings have taken over the State Life housing society, it is expected that security will improve but currently they are just charging people much higher in terms of transfers and map approvals and no substantial improvement has been done
13. HBFC vs. Sui Gas Housing Society → Sui Gas wins. Sui Gas is older, bigger, and wedged directly between DHA Phase 4 and 5 — that location alone gives residents easier everyday access to schools, hospitals, and markets that are already up and running.
14. Sui Gas vs. Fazaia Housing Society → Sui Gas wins. Fazaia is calm, secure, and well-regarded, but it's smaller in scale. Sui Gas's larger, more organised footprint wins for the fuller “society” experience.
15. Sui Gas vs. Lahore Smart City → Sui Gas wins. Lahore Smart City's tech-forward vision is exciting on paper, but it's still years from being a fully lived-in neighbourhood. Sui Gas already is one.
16. Sui Gas vs. DHA 9 Town → Sui Gas wins. DHA 9 Town is compact and developed too, but Sui Gas sits right beside DHA's older, more mature phases — giving residents a head start on established schools and markets nearby.
17. Sui Gas vs. Bahria Town → Sui Gas wins. Bahria Town brings malls, cinemas, and theme parks — but it's also much bigger and busier. Sui Gas's smaller, quieter setup wins for someone who just wants a peaceful place to live. Recent problems of Malik Riaz make Sui Gas a better option
18. Sui Gas vs. Ettehad Town → Sui Gas wins. Ettehad Town is one of Raiwind Road's fastest-growing societies, but it's still filling in its commercial core. Sui Gas is already complete.
19. Sui Gas vs. Valencia Housing Society → Valencia wins. Both are mature, settled communities — but Valencia's bigger, greener layout, with parks and schools spread right through it, edges ahead for everyday family life. Though you can do commercial activity in residential area but this commercial activity is currently limited.
20. Valencia vs. Abdalian Housing Society → Abdalian wins. Abdalian was built by the Cadet College Hasan Abdal alumni and has spent decades earning a reputation as a genuinely peaceful, well-mannered community — and sitting minutes from Johar Town and Shaukat Khanum only adds to its everyday convenience.
21. Abdalian vs. DHA Rahbar → Abdalian wins. DHA Rahbar has come a long way and now carries the official DHA name, but it's still filling out as a neighbourhood. Abdalian's decades of settled community life win for someone who wants a finished place today.
22. Abdalian vs. DHA EME → Abdalian wins. DHA EME is respected and secure, but Abdalian's central location and long-standing, close community keep it ahead for pure day-to-day living.
23. Abdalian vs. DHA 1–7 → DHA 1–7 wins. This is where the DHA name finally takes over. DHA's original phases are Lahore's benchmark for planning, security, and long-term prestige — Abdalian's charm can't compete once DHA's most established phases enter the picture.
24. DHA 1–7 vs. DHA 9 Prism → DHA 9 Prism wins. DHA 1–7 is proven and prestigious, but its prices have largely peaked. DHA 9 Prism carries the same DHA name and standards while still being young enough to offer wider boulevards, more room — and, as we'll get to, better value.
25. DHA 9 Prism vs. Model Town → DHA 9 Prism wins. Model Town's century-old, tree-lined charm is legendary, but it's almost entirely built out with little room left to build fresh. DHA 9 Prism's scale wins for someone starting from scratch today. If we look at the recent developments, Model town is gradually losing its advantage of being centrally located and its services are deteriorating especially bad management of solar energy generation.
26. DHA 9 Prism vs. Sukh Chayn → Sukh Chayn wins. Sukh Chayn's reputation isn't marketing talk — residents themselves describe it as one of the calmest, most mature, best-secured communities in Lahore, with tree cover decades old and neighbours who actually know each other. For pure day-to-day peace of living, even DHA 9 Prism's scale doesn't beat that. It is rather the most secure society of Lahore.
